House Buying

So I think Kyle and I have narrowed down our house buying process to two. They are TOTALLY different and each has their own perks...so it is wayyyyyy tough to decide. Let us know what you guys think!! Ultimately it will be the one we have the biggest peace about and feel like we could financially do. They are VERY similar in prices....but not finished squared footage....but each needs different work....immediate vs. long-term. Regardless, we appreciate any advice you experienced people may have. Bob took great pics of House #2. Mine...not so great of House #1.
House #1 - A little older than the other one (but built in 1994) It has 2200 sq. ft. plus an unfinished basement that is about 600 sq. ft. It is a tri-level house (or quad if you count the basement). Huge backyard. 2 dog kennels. (which we will have 2 dogs soon) Above ground pool. Huge deck. Bigger bedrooms. Additional bed & bath. TONS of storage & closets. Extra family room. BUT, needs more immediate work. (you will see the horrible color schemes) Not stuff that would HAVE to be done...except paint for sure. Ideally would like to change some floors & countertops (bath) & lighting. Comes with older fridge and stove.



House #2 - Newer and more updated. Guy bought as repo a year ago & renovated A LOT before getting transferred. I loveeee the vaulted ceilings & flooring & everything he has done. It is 1500 sq. ft. plus an unfinished basement that is probably between 1200-1500 sq. ft. as well. (Similar to the basement we are living in) You can tell in the pics on shutterfly that he started to finish it. Kitchen has a nice eat-in area. Comes with brand new fridge, washer, dryer, and stove. Nicer bathrooms. Walk-in closet for master bedroom. Bedroom not too big. Not as much immediate work...touch up painting. Except the blue kitchen cabinets...gotta go. Eventually will need to build fence & finish basement.


Ok..there are the basics. TELL US WHAT YOU THINK!!!!
P.S. Both neighborhoods are great.

Ok, here is my 2 cents: I like the newer home (the 2nd one) that will require less work and has new appliances. You don't realize how quickly the cost will go up when you add in all the extra supplies for "fixing it up". I think you could easily live in the 2nd house, even the blue counters would be livable for a little bit. I know they certainly wouldn't have been you pick, but I've seen worse.
I also think it's a great thing that some of the work in the basement has been done.
I think either would be great for you guys, but I know how busy you are and the less you have to do on a house, the quicker you will be able to move in.

I choose #3. Oops not a choice.

Just from our conversations, last night I was leaning toward #2 but today I have been swayed more toward #1. Thus 2 + 1 = 3 so I am feeling strongly about #3. Sorry if I am no help.

IF THEY ARE THE SAME MONEY AND ARE BOTH IN A GOOD LOCATION, ALWAYS GO WITH THE BIGGER HOUSE. MORE SQUARE FOOTAGE FOR THE MONEY WILL ALWAYS BE WORTH A LOT MORE ONCE FIXED UP WHEN YOU GET READY TO SELL.

I found another house for sale you should look at....it is right down the road from us...in Midland. I think it is WAY better than the 2 houses you have picked out. You should come look at it this WEEKEND!

Once you look at the house in Midland, you can check out the houses in Plainview. OK, sorry I miss you guys to much! In my opinion..just pick one so I can take time off and come help you move in.

I think I like House #1 (the one with the pool, kennels, etc). It just seems to jump out at me more. The other one is newer, but to me it just seems like the older one a little better. Plus, I like the idea of having a pool in the summer when I come visit and JoJo & Mariah will have their own homes :)

Hey guys! Nate and I think house #2 is the way to go! But, then again, we don't know much about buying a house...haha! Good luck deciding though! I love Jodee's comment...except replace Midland with Denton!!! Love you both!

Both are great neighborhoods.... your Taxes are probably a bit more friendly on the older house, and it has more space..... If you can live with the needed updates until you can make them happen, then I would go with House # 1. (Of course, always highly consider the opinions of people who have invested in your lives... like your parents....)
